KABR Management provides investment advisory services to pooled investment vehicles (the Funds) that invest in real estate and real estate‑related assets. Its services include sourcing, structuring, acquiring and originating investments, overseeing post‑acquisition development and property management, reporting to the Funds, and advising on dispositions and financing.

The firm pursues a value‑oriented approach combining opportunistic acquisitions with value‑enhancement programs and conducts detailed due diligence on asset value, markets and disposition strategies; it manages Fund portfolios on a discretionary basis in accordance with each Fund’s Governing Documents. While services are provided at the Fund level rather than tailored to individual investors, KABR may enter into side letters with investors and maintains ongoing monitoring and investor reporting through its investment staff.

KABR Management operates through multiple affiliated adviser entities that have adopted a single code of ethics and a unified compliance manual while serving different Funds, and affiliates may provide property management, development and other fee‑bearing services to Funds and portfolio entities. The firm’s use of affiliated service providers, its ability to receive performance‑based distributions and its potential custody of Fund assets are distinctive governance and conflict‑of‑interest considerations that the brochure and Governing Documents describe as being addressed through policies and contractual terms.
