Ecosystem Investment Partners manages private pooled funds that invest in large-scale ecological restoration and conservation projects that generate wetland, stream, endangered species and other environmental credits. Its clients are the Funds and their limited partners (foundations, endowments, family offices, high-net-worth investors and certain institutional investors), and the firm provides discretionary management to Main Funds, Co-Investment Funds and occasional direct co-investment arrangements.

The firm’s investment process emphasizes acquisition, entitlement, restoration, sustainable management and divestiture of land assets to produce mitigation credits and, selectively, pay-for-performance restoration contracts; investment opportunities are sourced via data-driven market research and networks and are reviewed through a staged due diligence process and an Investment Committee. EIP operates an active, hands-on management approach, working with local technical service providers, modeling multiple exit scenarios, and using limited project-level leverage where permitted by a Fund’s governing documents.

Some aspects of EIP are atypical among peers: the firm discloses the use of testimonials and endorsements in its advertising and formally offers a range of co-investment structures, including Direct Co-Investments where EIP provides management services but does not charge Fund management fees. The brochure also discloses an SEC settlement related to Form PF filings in 2018 and describes governance features such as Advisory Committees and Investor Subcommittees to review conflicts and certain cross‑fund transactions.
