BLT Fund Manager LLC provides investment management and fund‑level advisory services to private pooled investment vehicles that acquire real estate equity and debt. Its clients are third‑party investors in those JVs — including a foreign sovereign wealth fund, private trusts and a limited partnership — and the firm currently advises multiple JVs representing several hundred million in regulatory assets under management.

The firm operates on a non‑discretionary basis, with the JVs’ managing members retaining final investment authority while BLT performs due diligence, deal structuring, financing support, asset monitoring and reporting. BLT’s investment process uses a multi‑metric valuation framework (including discounted cash flow, comparable pricing and cap‑rate analysis) and focuses on asset‑level value‑add strategies such as development, renovation, revenue optimization and recapitalizations.

BLT is closely integrated with affiliated real‑estate operating entities that may act as managing members, provide property or construction management, serve as lenders or counterparties to JV transactions, and participate economically through carried interest; those affiliations and related transactions are subject to unanimous‑consent, right‑of‑first‑refusal, or committee approval provisions. Because affiliates perform managing and operational roles for the JVs, the firm is deemed to have custody and maintains compliance arrangements — including a chief compliance officer with dual responsibilities and engagement of outside compliance support — to address potential conflicts.
